Drawing data from the indices that track home values, a lot of observations have been made which I have outlined in this blog post. On a yearly basis Real Estate market was down in August and comparatively stable in the following months. Year over year, home values have shown a drop of 4.5 percent in the month of August.
The index tracks 157 metropolitan areas in the US. It has been observed that, the home values have dropped 30.5 percent since the peak values in April 2006. The drop since the peak year values at 21 percent if foreclosures and bank-owned homes are excluded. 25 large metros which were tracked displayed that their index value is constant on a monthly basis.

Economists feel that the pace will increase with time, which in turn will increase the downward pressure on prices. The common concern expressed by economists is, the uncertainty of the impact of recent economic turmoil and continued weak economic indicators on future home sales and home-value trends. The only constant bright spot in the real estate market is the non-distressed segment.
There are millions of properties in the shadow inventory waiting for the right time to be sold. For this reason, a flood of foreclosures is not expected anytime soon, leading to a higher uncertainty in the real estate market prices.
Also waterfronts & oceanfront condos, especially in Miami seem to be the latest preferred choices of more affluent buyers.
